Emergency Evacuation
Should you need to evacuate, there are Emergency Evacuation Diagrams located on every floor near the lifts. They include a floorplan for your level as well as details on evacuation routes, emergency exits, and fire equipment nearby. Here's a general overview for the building...
- Always follow the instructions of fire wardens and emergency services.
- In case of evacuation, do not use the lifts.
- In the event of an emergency call 000 for Fire, Police, Ambulance.
Alert Tones
The alert system at Guild will trigger alert tones on the floors where an issue has been detected, and then expand the alerts cascading outward to floors above and below. For this reason you may hear alerts on other floors before they sound on your floor. This enables the building to be evacuated progressively, and as needed. Here are the alert tones and what they signal when you hear them on your floor...

Be aware of an alert situation occuring. DO NOT EVACUATE ON THIS TONE.
STAGE 2: WHOOP.. WHOOP.. WHOOP
- Evacuate the building immediately via the nearest safe exit, closing all doors behind you. Do not use the lifts.
- Proceed to one of the nominated assembly areas.
- Do not re-enter the building until authorised by the Emergency Service or Chief Fire Warden.

Fire Extinguishers
There are two fire extinguishers on every residential level, located in the Bin Chute Room near the lifts. The evacuation diagrams on each floor will highlight any additional equipment on respective floors throughout the building.
A high level of security has been implemented at Guild Apartments to ensure the safety and wellbeing of all residents and their properties. Security features include:
- CCTV Security Cameras
- Security Patrols
- Secure parking with remote control access
- Security intercom for visitor access
- Lift security to all levels
- Emergency stairwells
Maintaining security is the shared responsibility of all residents of Guild Apartments. It is therefore essential that extra care be taken when entering or exiting the building. Please ensure that no one unknown to you is permitted entry into the building at the same time as you.
Under no circumstances should you allow a stranger access to any part of the property, no matter how plausible or believable the story/circumstance may be. You can simply say "Sorry but the building regulations do not permit me to allow you entry" then direct them to the security intercom.
CCTV Security Cameras
Please note that the building is under constant video surveillance (CCTV) and all cameras are recording on behalf of the Owners Corporation.
Security Service & Patrols
Building security is provided by Southern Cross Security. They perform patrols of the building and are also available to residents after hours and on weekends to deal with matters including neighbours making loud noise (loud music, loud tv, a party which is disturbing the peace) or if you suspect anything suspicious around the building.

Key Fobs & Readers
To access the building you will need a key fob. Swiping your key fob on a fob reader will give you access to the front doors, access to your residential level via the lifts, and all common areas of the building.
Should you require a new key fob, an order form can be picked up from the Building Manager or by emailing guildbm@micm.com.au. The cost to replace a fob key is $60.
Entry Intercom & Handsets
At the front entrance, visitors will need to key in your apartment number, and then press the 'OK' button next to the display to buzz your apartment.
There are two types of apartment handsets at Guild (see below). To allow your guest to enter, you need to pick up the handset when buzzed, press the button with the 'key' icon to open the glass doors, and then press the relevant button for your handset to release the lift, to provide access to your floor.
Garage Remote
To access the car park via the garage door on Moore Street, you will need a garage remote. Should you require a new garage remote, an order form can be picked up from the Building Manager or by emailing guildbm@micm.com.au. The cost to replace a Garage Remote is $120.
Apartment Lock Out
If you are locked out of your apartment, Guild has an afterhours locksmith with a building master fob key; you can contact Vic Locks on 0418 397 297. Any call out fee/invoice from the locksmith is the responsibility of the owner/tenant.
If you are moving in, moving out, or receiving a delivery of a large appliance or piece of furniture, you will need to...
- Book a move / lift time
This is to ensure we don't have multiple moves occurring at once impacting resident access, and so the lift can be padded and placed into freight mode for your move. - Complete the Move Indemnity Form
This needs to be provided to the Building Manager, signed, before your move begins.
In each tower, we can accommodate one move in the morning, and one in the afternoon, Monday to Friday.
The morning slot: 9am to 12pm.
The afternoon slot: 1pm to 4pm.
In the interest of all building residents, we are not able to allow moves outside of these times or on weekends under any circumstances.
To book a move/lift: contact the Building Manager via guildbm@micm.com.au well in advance to ensure you get a time slot that suits you.
Due to fire regulations, moves for both the East and West Towers need to be made via the front glass entrance doors. The Building Manager will provide further instructions on the day of the move. It is important that no furniture is left sitting near the entrances, in the ground floor lift lobby, or on your residential level common areas. You can load items into the assigned lift, which will be locked off in place for you.

* There is a 'lift boot' located in the larger lift in each tower. This boot allows for an additional 600mm height in the lift to allow for longer items. This increases the total height of the lift in the area where the boot is to 3200mm. The boot is 620mm (w) X 1070mm (w).
Guild has an embedded network for both electricity and gas, and as such, providers for these two services are fixed. The service provider for water in Southbank is South East Water.
Please ensure you clear your letterbox of mail regularly and collect parcels from the letterbox area promptly. While we do have CCTV recording, parcels left in this area are done so entirely at the owner's risk. Any damage to mailboxes should be reported to the Building Manager for repairs to be organised.
Australia Post has free parcel lockers nearby at 3 Southgate Avenue - which may be helpful if you have larger, or valuable items, that won't fit in your mailbox.
Front Doors
Apartment front doors are fitted with door closers as a safety measure to ensure doors close fully, and latch shut gently without slamming. It is important that you do not wedge doors open or put floor mats, draught stoppers, door snakes, or other items in the hallway, as these can become a trip hazard, and also breach fire safety regulations.
You must not put anything on or around your front door that in any way alters the external appearance in this common area; this includes ornaments, signs, stickers, hooks, external door snakes, etc.
Smoke Detectors
Smoke detectors are fitted in all apartments and are the responsibility of the owner to maintain. In the event of smoke, a smoke detector will generate a warning tone for the individual apartment only.
It's important to note that smoke detectors are also fitted to all common areas of the building and must not be interfered with. Smoke detectors in the common areas, including the hallways on each level, work differently to those in your apartments; hallway smoke detectors will contact the Fire Brigade if activated, so be careful not to open your apartment front door to allow smoke to disburse into the hallway. Should a common area smoke detector be triggered by your apartment, you will be responsible for fire brigade callout fees (approximately $1,500).
Spinklers
All apartments are fitted with fire sprinklers. Please do not interfere with these sprinklers, or hang anything on them, including clothes with a coat hanger. This can cause a fire sprinkler to activate.
Bathrooms
The bath drainage pipe is held together by a screw at the top of the bath drain. Please do not remove this screw as this can cause water leakage to the apartment below and result in a very costly repair.
Please ensure you do not allow anything to hang from, hang over, or fall from your balcony (including excess water from watering plants).
Laundry Drying
The OC bylaws state that laundry drying is not permitted on balconies, however this has only been enforced when drying racks or laundry items are visible above the balcony ledge height or items are hung over the balcony.
External Appearance & Storage
Apartment balconies must not become unsightly, including visible moving boxes, hard rubbish, and items which change the external appearance of the building.
Guild's resident car park is accessed via Moore Street and is for resident parking in allocated spots. Unfortunately there are no guest parking spaces at Guild. The low clearance height of the car park is 2.1 metres. When entering/exiting please ensure that no one unknown to you is permitted entry to the building via the garage door. No one should be walking in via the garage door. Please also only park in your allotted car space. If you park anywhere other than your allocated space, your vehicle can be towed away at your expense (from $660 + $35 per day storage).
It is important that your car space is only used for vehicles, motorbikes, and bicycles. No storage of any other item is permitted in car spaces. Vehicles must not be washed in the car park, nor can fire hoses be used for any other purpose than fighting a fire (significant fines apply).
Towing
Towing is provided by Anytime Towing. They can be contacted on 0409 982 860.
The promenade is Guild's private property, and so there are a few simple rules we need to adhere to;
- Bicycles, e-scooters, motorcycles, etc, must not be ridden along the promenade under any circumstances as this is a safety risk.
- Motorcycles and other vehicles must not park anywhere on Guild's promenade; your vehicle can be towed away at your expense (from $440 + $35 per day storage).
- Bicycles and e-scooters must always be parked in the bike racks provided.
- Alcohol and glassware is not permitted along the promenade.
- The cafe operator is the only person permitted to place furniture on the promenade.
The indoor swimming pool, steam room and gym are all located on the ground level, and open from 5am to 10pm (the gym is currently open 24 hours on a trail basis). They can be accessed using your fob key via the doors at the rear of both the East and West tower entrance foyers. We have rooftop gardens on both the East and West towers, with BBQs and seating areas - they can be accessed from 9am to 10pm.
Swimming Pool
The pool is a beautiful blue, 25 metre lap pool, heated to approximately 30 degrees. It has steps and rails for easy access. There are also showers, toilets and a seating area nearby.
- Pool hours are 5am to 10pm.
- We ask that you please shower before using the pool.
- Children under the age of 15 need to be accompanied by an adult.
- There is no food, drink or glass allowed in the pool area (water excepted).
- Please do dry yourself off to avoid a slip hazard in other common areas of the building once finished in the pool area.
- Smoking is not permitted in the swimming pool area (or in any common areas)
Steam Room
The steam room is located near the west tower entrance to the pool area. It has recently been refurbished, and has a maximum temperature of 45 degrees.
- Steam Room hours are 5am to 10pm (excluding Wednesdays, when it is closed from 8am to 10am for a deep clean)
- Please ensure you do read the Steam Room regulations outside the door before entering as they are there for your safety.
- We ask that you please shower before using the steam room, and also shower after using the steam room if you will be using the pool. There is an open shower just outside the steam room entranace, as well as private shower room and toilets between the pool and the gym.
- Children under the age of 15 need to be accompanied by an adult.
- There is no food, drink or glass allowed in the steam room (water excepted).
- Please do dry yourself off to avoid a slip hazard in other common areas of the building once finished in the steam room.
- Smoking is not permitted in the steam room (or in any common areas)
- Press the yellow button to the left of the door.
- The yellow light will come on and the steam room will take approximately 20 minutes to reach its maximum temperature.
- Once the steam room reaches 45 degrees, the steam room will stay active for 45 minutes and then switch off.
- To continue using the steam room, you will need to press the yellow button once again.
Gym
The gym has treadmills, excercise bikes, free weights and weight machines, as well as a small outdoor area you can stretch/exercise in.
- The gym is now open 24 hours on a trial basis (previously 5am to 10pm).
- Antibacterial wipes have been provided and we ask that you please use these to wipe down gym equipment after using it.
- Children under the age of 15 need to be accompanied by an adult.
- There is no food, drink, or glass allowed in the gym (water excepted).
- If you intend to use the pool after your workout, we ask that you please shower before entering the pool. There is an open shower near the steam room entrance, as well as a private shower room and toilets between the pool and gym.
- Smoking is not permitted in the gym (or in any common areas)
Rooftop Garden
Guild Apartments has a rooftop garden in both the east and west tower. The East Tower garden is located on the 11th floor (not the top floor) and is available to all East Tower residents. The West Tower garden is located on the 22nd floor (not the top floor) and is available to all West Tower residents.
Please be considerate of noise for residents living near the rooftop levels (no screaming, yelling, jumping off the seating / banging on the floorboards, etc).
- Rooftop hours are 9am to 10pm
- No alcohol or glass is allowed on the rooftop gardens.
- A set of conditions of use are displayed at the entrance to each rooftop garden.
- Smoking is not permitted on the rooftop gardens (or in any common areas).
- Each rooftop includes BBQs, as well as numerous seating areas.
- Bookings are not required for the rooftop garden or the BBQs.
Rooftop Garden BBQs
Each rooftop includes two BBQs, which are free to use. Bookings are not required.
To operate the BBQs:
- To start or stop the BBQ, hold the button until a beep is heard.
- While the light is flashing the BBQ is heating up. Begin cooking when the light is steady.
- The BBQ will automatically switch off after 20 minutes of cooking time.
- Please ensure you clean the BBQ and BBQ area when you are finished, leaving it as clean as you see above.
Household Rubbish
There is a rubbish chute inside the bin rooms next to the lifts on each residential floor. All household rubbish must be tied up in a secure bag before being dropped down the rubbish chute. Please only put bagged household rubbish in this chute as items like cardboard boxes, styrofoam product packaging, pillows, electronics, etc, can block the bin chute, resulting in a callout fee of up to $800 - which will be passed on to your apartment. Please take all other items down to the bins in the West Tower loading bay.
Recycling
Blue recycle bins with yellow lids are provided in the bin chute rooms on every level. Please only place permitted objects in these bins (paper, cardboard, hard plastics, cans, bottles, etc). Please collapse any cardboard boxes to maximise space in the bin. If your items won't fit in the bin with the lid closed, please take them down to the West Tower Recycling Bins on the ground level. Plastic bags do not break down and should not be placed in these bins. Please never place food items in the recycle bin.
Larger Rubbish and Larger Recycle Items
1100 Litre bins have been provided in the loading dock / bin room area on the ground floor of the West Tower. Red bins are for general rubbish and blue bins with yellow lids for recycling.
Hard Rubbish
Hard rubbish is collected on the third Friday of each month by Melbourne City Council. The council collection is between 6am and 4pm. As hard rubbish could be picked up from 6am we ask all residents to bring down and place their hard rubbish in the loading bay in the West Tower (next to the garage entrance on Moore Street), anytime on the Thursday before collection. Please don't bring items down before Thursday.
Your neighbours should not be disturbed by noise from your apartment or balcony.
If you are bothered by a neighbour's noise and it is outside of the Building Manager’s hours (8am to 4.30pm Mon-Fri) you can contact Southern Cross Security on 1300 136 102. You will be asked to provide your name and apartment number, but this information will not be revealed to the offending apartment. Any costs incurred by having the security company attend will be borne by the offending apartment.
There is no smoking allowed in all common areas of Guild Apartments as part of our occupancy permit. This includes the pool, gym, rooftop gardens, car park, promenade, stairwells, corridors, foyers, courtyards, waste rooms, loading dock, etc.
Smoke from your apartment/balcony can waft up the side of the building and into the apartments of your neighbours. As per OC Regulation Modal Rule 1.4; a lot owner or occupier in a multi-level development must ensure that smoke caused by the smoking of tobacco or any other substance by the owner or occupier, or any invitee of the owner or occupier, on the lot does not penetrate to the common property or any other lot.
Please ensure you always dispose of your butts and do not allow them to fall from the balcony, as in addition to being unfair for residents on the terrace levels below, it can be a serious fire hazard for the building.
We love having pets at Guild, but they must be accompanied by their owner at all times when on common property. It's important you do not allow any pet to soil the common property and in particular the building facade and metal pillars, astroturf grassed areas (which are effectively like carpet) or garden beds on the promenade, as in addition to leaving an unpleasant smell, it has been causing lasting damage. Please walk your pet straight out to an area with real grass along the street, or to a park to relieve itself.
A hard or soft copy of the requirements to be observed is available from the Building Manager. This doc lists the hours work may be carried out, and outlines insurances which must be produced. All renovations must be approved before the commencement of work.
In the event of a water leak, please contact a plumber to stop the leak. MICM can recommend PL Plumbing – 9354 9449, but you are free to use any plumber you like to conduct the emergency work.
If you rent your apartment, you may want to contact your property manager first. Once the leak has been stopped, the plumber will be able to tell you the cause of the leak.
It could be:
- A water pipe or valve which services your apartment, which is your responsibility to repair.
- A water pipe that runs through your roof that services a common area of the building, which will be the responsibility of the Owners Corporation, or...
- A drainage pipe from the apartment above.
In the event the plumber reports that the issue is a pipe that runs through your roof and services a common area of the building, the Owners Corporation will cover the original call out fee and will conduct further investigation.
In the event that the water leak is caused by either a valve or pipe servicing your apartment or a drainage pipe from the apartment above, the cost will be on charged to the responsible apartment.
Building management will make every effort to put both lot owners in contact with each other, but this is a private matter between both lot owners. Building management is not responsible for the repair or costs.
